One closing in a month.Then 10 to 16.

In January 2025 my family's real estate business closed one home. I left my corporate job to fix it. This book is what I rebuilt over the next eighteen months, and what I'd do at your level.

What's in the book

Part one: Why rebuild

Three generations in one business, and the three fundamentals I learned in living rooms: be direct, keep it simple, build the relationship first.

  1. 1Three Generations, One Business
  2. 2The Fallback

Part two: The rebuild

The systems, in the order I built them. You fix the pipeline before you buy more leads.

  1. 3The Fee, the Hands, and the Machines
  2. 4The CRM
  3. 5Pre-Selling the Appointment
  4. 6The Turnaround
  5. 7The Listing Launch
  6. 8The Open House Launch
  7. 9The Weekly Seller Update
  8. 10Contract to Close

Part three: Scaling by where you are

The right system depends on your level. Copying someone at a different one is how agents go broke or stay stuck.

  1. 11The New Agent
  2. 12The $50,000 Agent
  3. 13The $250,000 Agent
  4. 14The $1,000,000 Agent
  5. 15The $10,000,000 Agent

Start where you are

Pick the sign that fits your business today. It'll tell you which chapter to open first.

The checklist that comes with it

One card, two sides. The front takes a listing from signed to live in about a week. The back runs the open house.

  1. Day 0 to 1

    Sign and set up

Welcome call, agreement signed, owner names checked, welcome packet out.

  2. Day 2 to 3

    Prep the property

Photos ordered, sign in the yard, lockbox on, prep list walked with the seller.

  3. Day 4 to 6

    Build and tease

Listing written, flyer made, coming-soon posts up, mailer ready for the neighbors.

  4. Day 7 to 8

    Go live

Listing active, seller called, just-listed out, neighbors circle prospected.

Do you have a home to sell first?

The back of the card is built around that one question. Ask it of every visitor at every open house, and the answer tells you what to do next.
